Rules you need to know about installing a generator in a complex

Loadshedding has made people rethink a lot of things...
The trouble of ongoing loadshedding is causing a lot of stress for home owners and the only way to defuse the situation is by getting a generator.
The question is, do you need special permission to install a generator in a complex?

Common complex rules state that owners may not store any flammable materials in a section or on the common property.

In other words, there shouldn't be any dangerous flammable objects on the common property - an insurance requirement.
However, trustees can give individual permission in certain cases, but rules need to be followed:
- The type of generator that would be allowed.
- The location of the generator.
- Who will be responsible for the maintenance of the generator.
- Whether the cost for purchase and installation will be for the individual owner’s account.
In the case where trustees decide to install a central generator for the whole complex, it would be considered an improvement of the property.

The important thing to note is the distinction that lies in the type of resolution required by the body corporate to proceed with the improvement of adding a generator.
The Sectional Titles Schemes Management Act is a good place to start should you be looking to install a generator.
